Why Colorado Springs Chooses Colorado Springs Window Replacement

  • We ask your ownership timeline before your budget, because the correct specification for a two-year owner is not the correct one for a twenty-year owner.
  • Repair is priced against replacement on the same page. Balances, roller carriages and sealed-unit swaps appear as line items, not as things we quietly decline to mention.
  • Every bedroom window is measured for net clear opening through the open sash before it is quoted, so egress is confirmed rather than assumed.
  • Glass is specified by elevation. A west-facing lite and a north-facing lite get different numbers instead of one package ordered for the whole house.
  • Permits go in under our licence with the Pikes Peak Regional Building Department, so the inspection record stays with the address for whoever owns it next.
  • We will tell you in writing which openings do not need doing, and we are happy to take the smaller job that results.

How It Works

1

Timeline first, then the tape measure

We ask how long you expect to own the house before we ask anything about budget or brand. That single answer decides whether we are specifying for twenty winters of performance or for a clean inspection report and a clean set of listing photographs, and the two specifications are genuinely different.

2

Measured survey of every opening

We open every operable unit, check balances, rollers and locks, note fogged sealed units, and measure the net clear opening through the sash in any bedroom. You get a marked list showing what needs replacing, what can be rebuilt, and what is fine exactly as it stands.

3

Permit pulled in our name

Permitted work is submitted through the Pikes Peak Regional Building Department under our licence, and we schedule the inspections rather than leaving them to you. The record stays attached to the address, which is what proves the work was done properly when the house eventually changes hands.

4

Install, inspect, hand over the labels

Units are shimmed at the bearing points, sealed into a back-dammed sill pan, foamed with a low-expansion product and finished with backer rod and a tooled joint. Temporary NFRC labels stay on until the inspection closes, then everything goes into a folder for your file.

Energy-Efficient Windows and NFRC Ratings in Colorado Springs, CO

Energy-Efficient Windows and NFRC Ratings

Two households ask for efficient windows and need opposite answers. One is staying through retirement.

Welded Vinyl Replacement Windows in Colorado Springs, CO

Welded Vinyl Replacement Windows

Vinyl is the right answer far more often than the industry admits, and it is almost always the right answer for a household that will hand over the keys inside three years. That is not a compromise recommendation.

Pultruded Fiberglass Windows in Colorado Springs, CO

Pultruded Fiberglass Windows

Fiberglass is the twenty-year product. If you are staying, this is the page that matters most on the site.

Clad-Wood Windows in Colorado Springs, CO

Clad-Wood Windows

This is the page where we most often argue against the product we are quoting. Clad wood is beautiful, it is expensive, and for a household with a posting date inside three years it is close to the worst possible use of a window budget.

Aluminium and Thermally Broken Frames in Colorado Springs, CO

Aluminium and Thermally Broken Frames

Aluminium sits at both ends of this market. It is the frame in a large share of the single-glazed sliders still in service around town, and it is also the frame in the best modern narrow-sightline units.

Double-Hung Windows and Sash Balances in Colorado Springs, CO

Double-Hung Windows and Sash Balances

Double-hungs are the openings a buyer physically touches. Nobody opens the picture window at a showing.

Casement and Awning Windows in Colorado Springs, CO

Casement and Awning Windows

Casements quietly solve two problems here: a bedroom that fails the escape requirement, and an opening that has to seal tightly without a heavy frame. They swing out on a hinge arm and pull closed against a compression gasket, which seals fundamentally better than any sliding joint.

Horizontal Sliding Windows in Colorado Springs, CO

Horizontal Sliding Windows

Sliders are the default in an enormous share of the housing built here between the nineteen sixties and the nineteen nineties, and they are also the openings most often replaced when all they needed was servicing. Before you price twenty-two new units, let somebody look at the rollers.

Bay and Bow Window Projections in Colorado Springs, CO

Bay and Bow Window Projections

A bay or bow is the one window project that can lower a sale price. Done well it becomes a room's best feature.

Picture and Architectural Fixed Glass in Colorado Springs, CO

Picture and Architectural Fixed Glass

A fixed lite is the cheapest glass per square foot you can buy and the most expensive mistake to correct afterwards. There are no moving parts, no hardware and no operation to fail, which means everything rides on the glass specification and on the opening it has to sit in.

Basement Egress Windows and Wells in Colorado Springs, CO

Basement Egress Windows and Wells

This is the one spend on the whole site we recommend without qualification to a household selling in two years. An egress window converts a basement room that cannot legally be called a bedroom into one that can.

Laminated and Impact-Rated Glazing in Colorado Springs, CO

Laminated and Impact-Rated Glazing

We will start by talking you out of this. Colorado Springs is not in a windborne debris region, the residential code here does not require impact-rated glazing, and anybody quoting hurricane-rated units for an El Paso County house is selling a solution to a problem you do not have.

Patio Sliding Doors in Colorado Springs, CO

Patio Sliding Doors

A patio slider is the most operated opening in most houses and the one an inspector always puts a hand on. It is also where a household's timeline changes our advice most sharply, because a door that drags is usually a repair.

French and Swinging Patio Doors in Colorado Springs, CO

French and Swinging Patio Doors

A french door is a pair of swinging panels, or one panel with a fixed partner, and it fails differently from a slider. Nothing rolls, so nothing wears underneath.

Front Entry Doors and Sidelites in Colorado Springs, CO

Front Entry Doors and Sidelites

The front door is the exception to almost everything else here. It is the one opening a short-horizon household should sometimes spend real money on, because it appears in the first photograph of the listing and it is the first thing a buyer touches.

Window Screens and Solar Screens in Colorado Springs, CO

Window Screens and Solar Screens

Screens are the cheapest line on any quote and they remove more inspection remarks per dollar than anything else we do. A missing screen, a torn screen, or a stack of screens leaning against the garage wall all get written down, and none of them costs much to put right.

Glass Repair and Sealed-Unit Replacement in Colorado Springs, CO

Glass Repair and Sealed-Unit Replacement

A sealed unit that has gone cloudy is the most photographed defect in residential inspection reports, and among the cheapest of them all to correct. Swapping the glass costs a small fraction of a new window and clears the same line off the report.

Commercial Storefront and Entrance Glass in Colorado Springs, CO

Commercial Storefront and Entrance Glass

Commercial work runs on the same logic as the rest of this site, with the timeline belonging to a lease rather than to a household. The question is not what a building needs across thirty years.

What Colorado Springs Customers Say

★★★★★
We had orders and about twenty months left. Two other companies quoted the whole house. These guys walked it, replaced six units, swapped glass in four more and rebuilt the balances on the rest. The inspection came back with nothing under windows and we spent less than a third of the other quotes.
Marcus D. · Fountain
★★★★★
They measured the basement bedroom opening, showed me on paper that it was two inches short on clear height, and explained exactly why the room could not be advertised as a bedroom. Cut the new opening, built the well, pulled the permit and closed the inspection. The listing went up with the right room count.
Erin K. · Monument
★★★★★
Older house, wood sash, and I fully expected to be sold a whole-house replacement. Instead I got a list of four windows that genuinely needed doing and a straight explanation of why the other eleven did not. They reglazed two and rebuilt one. Refreshing not to be upsold for once.
Tom R. · Manitou Springs
★★★★★
The patio door had been dragging for years and I assumed it was finished. New roller carriages, a stainless track cap and a fresh interlock seal, done in an afternoon for a fraction of a new door. They told me on the phone from a photo that it was probably a repair.
Sandra L. · Woodland Park

Colorado Springs Window Replacement installs replacement windows, patio and entry doors, basement egress openings and insulated glass across Colorado Springs and El Paso County. We work in welded vinyl, pultruded fiberglass, clad wood and thermally broken aluminium, with low-emissivity glass, argon fill and warm-edge spacers specified per elevation rather than per house.

We ask one question before the tape measure comes out: how long do you plan to own this house. It changes the answer more than the brand does. A household staying twenty years should buy frames and glass that repay over twenty winters. A household with a posting date in eighteen months should buy the things an inspector writes down, and stop.

That second conversation is one almost nobody has here, in a market where the installations along the Front Range keep a steady share of buyers on assignment cycles. So we price repair against replacement on the same page, we tell you which openings genuinely do not need doing, and we pull the permit in our own name so the record follows the address to the next owner.

About Colorado Springs Window Replacement in Colorado Springs, CO

We are a window and door company working Colorado Springs and the surrounding Pikes Peak region, in vinyl, fiberglass, clad wood and thermally broken aluminium, plus insulated glass replacement, screens, patio doors, entry doors and basement egress openings. We hold a contractor licence and registration with the Pikes Peak Regional Building Department and pull permits under it.

The thing that shapes how we quote is that a lot of households here do not own for twenty years. Fort Carson, Peterson and the Air Force Academy sit inside this housing market rather than beside it, and Fort Carson's own figures put most of its soldiers and families in off-post housing. Those households are homeowners like anyone else, and they deserve advice built around their actual timeline instead of a generic payback chart.

Do not hire us if you want twenty-two windows replaced when eight of them are failing. We will price the eight, tell you the other fourteen are fine, and if that is not the conversation you wanted, another company will take the larger order happily. We are also the wrong call for glass in a home already under contract with a closing date inside a fortnight, because lead times will not cooperate.

Commercial storefront, entrances and glazing schedules

Commercial work here runs on lease terms rather than on ownership horizons, and the specification should follow the remaining term rather than the building's theoretical lifespan. We work with property managers, landlords and tenants across Colorado Springs on storefront framing, entrance hardware, sealed-unit replacement and same-day board-up, and we keep a glazing schedule on file for buildings we service so a broken lite is replaced from a known specification instead of a guess.

  • Centre-set aluminium storefront framing repaired or replaced on the existing profile
  • Thermally improved framing with polyamide struts for conditioned retail and office space
  • Entrance doors with the ten-inch accessible bottom rail, offset pivots and top jamb closers
  • Same-day board-up after break-in, with the permanent lite ordered from the glazing schedule
  • Sealed-unit replacement in storefront pockets without disturbing the surrounding framing
  • Safety glazing marks verified on every door lite and sidelite during a tenant turnover
  • Glazing schedules recorded per opening: sight size, thickness, glass type and coating
  • Written scope split by lease responsibility so landlord and tenant know who is ordering

Frequently Asked Questions

Do I need a permit to replace windows in Colorado Springs?

Most window and door replacement here is permitted work, and it is reviewed and inspected through the Pikes Peak Regional Building Department. A contractor doing permitted work must hold a current licence and registration with PPRBD, and cannot pull a permit otherwise. You can verify any contractor's standing with the department directly before you sign anything.

Does my finished basement bedroom need an egress window?

If it is used as a sleeping room, yes. This jurisdiction works from the 2021 International Residential Code, which requires an emergency escape and rescue opening with a net clear opening of 5.7 square feet, or 5.0 square feet at grade level and below, at least 24 inches high and 20 inches wide, with the sill no more than 44 inches above the floor.

We have a PCS in about two years. Is replacing the windows worth it?

Usually not all of them. What returns at resale is a report with nothing under Windows: no fogged glass, every sash operating, every lock engaging, screens present. That is often rebuilt hardware and a few sealed-unit swaps rather than a whole-house replacement. Where we do say spend is a non-conforming basement bedroom, because that changes the room count on the listing.

Will new windows raise my appraisal?

Not as a line item. Appraisers work from comparable sales and from condition, and no residential form has a field for frame material or U-factor. What moves a valuation is a legal bedroom that was not legal before, and what moves a negotiation is an inspection report with nothing on it. We would rather aim your budget at those two things.

Can you replace just the foggy glass instead of the whole window?

Usually, yes. If the sash, hardware and frame are sound, we measure the sight size and thickness, order a replacement sealed unit to match the coating position and spacer, and swap it behind the glazing bead. It costs a fraction of a new window and removes the same line from a report. We check the sash condition before quoting the glass.

Do you work in the Old North End and other preservation overlay blocks?

Yes, and the process is different there. Exterior changes inside a historic preservation overlay need a Report of Acceptability from the city's Historic Preservation Board before a building permit is issued, and the design standards address material, profile and muntin pattern. That rules out most stock profiles, so we plan the submittal and the lead time before quoting anything.
